Rates - Cholla House Pricing

  • Rates vary by length of booking and season.

Note: all utilities and services are included in below rates: Guests will NOT have to setup or pay the following services / bills (these bills are covered by the owner) (See Footnote 1):

Booking Length:

  • 1 Month or more ==> rates start at $7500/month, but vary based on season; please inquire about your specific months;
  • Shorter durations (less than one month) ==> please inquire or see our above EVOLVE LINK

(Peak season is January to March)

  • Above rates include all fees, taxes, furnishings, linens, utilities (gas, electric, water), trash service, high speed internet service, pool service, and landscape service.
  • Payments can be made with Zelle or a credit card (MasterCard or Visa or Discover) or wire transfer.
  • Please inquire about your specific time period, and I can calculate the total cost based on these above rates.
  • FYI, overall, all normal bills are: Water/Sewer ($100/month), Trash ($60/month), Internet ($70/month), Pool Service ($130/month), with Electricity varying depending on season as mentioned above. But again, guests will never have to pay for any of these (except in the exceptional scenario outlined in Footnote 1 below).

  • Footnote 1:
  • The only scenario where the owner will ask to collect additional money for utilities is for large electrical usage.
  • (We do this because electricity in California is expensive, and if guests are careless, the electrical bills can be high; examples of careless activities would include: leaving A/C at 70 during summer, heating pool to above 85, or leaving spa / hot tub set to 104 all the time in the winter.)
  • SUMMARY: if during your dates, the ELECTRIC cost is over the equivalent of $450/month (this will be calculated as prorated average daily cost over $15/day for your entire stay),
    • then tenant / guest will need to pay the amount OVER the equivalent of $450/month (average of $15/day)
  • DETAILS:
  • We have an efficient home; everything is Energy Star; this includes new (2025) heat pump for hot water (this costs less than 50 cents a day), new (2025) heat pump for HVAC (heating and cooling), and efficient pool / spa pumps.
  • The only time we would think that electricity use would go over equivalent of $450/month: (A) summer if guests keep the thermostat below 74 and (B) winter if guests did significant pool heating.
  • House heating in winter, moderate cooling in fall and spring (and even during parts of the summer), and normal occasional spa heating in winter should easily fall UNDER the $450/month equivalent.
  • Overall, electricity bills at this house tend to be between $180/month to $400/month.
  • We have an electrical panel smart monitor at the house where we can see exact usage per minute (and usage data can be download).
